Majestic Oaks Residence · More Info

Seems like a ridiculous question, right? But, let's think about this.

If you were about to build a home, what would you need? (tangible and intangible materials included)

    "Intangible materials" is an oxymoron.

An open minded but informed client. A qualified and talented designer. A truly knowledgeable and experienced contractor who works with the best qualified tradespeople and does not unreasonably over price the job.

go to a big box lumber store where they have house kits. They can show you a list of the building supplies you will need for the home. They can tell you what the kit won't supply and what you are responsible for; these are all the building materials you will need. There are also contractors to help you--show them your plans, they will price it out for you and let you know the budgets for flooring, cabinets etc. Be sure and get quotes from other builders too, this will help you know if someone is coming in way too low or way too high. Pick a medium priced builder. Get names from friends' contractors who did great jobs for them and use them for quotes. Good luck.

You need to develop the plan with your architects, interior designer. Moreover, you must have a diligent research with many vendors about the materials. All must be supported by MANY reviews about needed materials you will use. Try to have, as many as possible pictures, reviews, ideas, visits in model homes. It will help you to narrow your ideas by enlarging your views of positive and negative designs, materials and so fourth.

Tight, detailed contracts with everyone. But start with the dirt - will you need to remove sand and import more stable soil? what about the sewer line - how far will it have to go? and the other utilities? Then think about the foundation -- rebar? waterproofing? backfill? the list goes on

The idea of the system I have developed is using far fewer materials, labor and trades. No framing in the building envelope, no concrete foundation wall, no extra roofing, no extra siding, few extra interior finishes, no house wrap, no extra air sealing, no maintenance, smaller HVAC units. It's not for every one but I'm always busy. The list of materials is a lot shorter - even the intangible ones.
