Tesla Roof - winner or loser for resale?

Have a home in Florida, about 2000 sq ft. Its hitting the 20 year mark and has original roof. Development was built over a few years, all the homes in part one have replaced their roofs, a great majority of homes in part two have replaces the roof. I am certain mine is due soon, lost a few shingles on the ridge line last hurricane. I have been holding back to see if insurance will still insure me or force a replacement.


A new roof will be $35-$40k. A new Tesla roof is $150K, $105k net after federal tax credit. This is including a power wall. So basically a Tesla roof will be about $70k extra.


Home already has a whole house generator that runs on natural gas, generator in good shape - its about 12 years old. This is a misnomer as it will only cover kitchen, ac and master bedroom when power is out. Home also has a Tesla charger in garage. majority of lights are smart lights on Alexa. HVAC on Nest, connected to Alexa. Garage door on app and house has alarm.


There is a small chance I might sell in next two years for other reasons.


question for you wise people os Houzz.. Think I can get the $70k extra on the sale price?
