The sales representative in the model home works for the builder. Having your own representation means someone reviews the contract, the addenda and the option selections on your side of the table. There's no requirement to use a buyer's agent, but the builder's rep is not one.

Before your first visit to a model home. Most builders require your agent to be present or registered at that first visit, and once you've registered on your own, representation is often difficult to add later. A phone call before you go costs nothing and preserves the option.

The contract and addenda, the structural options that have to be locked before framing, the lot itself — drainage, easements, what's planned for the land behind it — and the district picture, including whether the community sits in a MUD or PID and what that means for the tax rate. Then inspections at pre-pour, pre-drywall and final, with a third-party inspector, not the builder's.

Yes. A new home is built by dozens of subcontractors under schedule pressure, and the pre-drywall stage is the only point at which framing, plumbing and electrical are visible. Municipal inspections check code compliance, which is a lower bar than what an independent inspector is looking for.

Broadly: anything structural or difficult to change later usually justifies the spend, and anything cosmetic can often be done afterward for less. Which specific items hold value at resale depends on the submarket — the answer in Southlake is not the answer in Celina, and it changes with what competing inventory offers. Worth a conversation before your design appointment rather than after.
