We can't write enough positive things about Nitin! We knew when he texted us back while on vacation in Mexico that it would be easy working with him. He was the second broker in DFW we used. The first one barely gave us the time of day, and took 2 or 3 days to get back to us on homes that were subsequently taken by the time she responded. Nitin was nothing like her. We were very anxious coming from living abroad and never having set food in DFW or Texas, for that matter, prior to needing to find a rental home. Nitin helped us every step of the way, and checked in with us constantly to let us know what the landlord was saying and thinking. Because inventory is low where we needed to live for school, and because we have 3 cats, it was not easy finding a rental. Nitin guided us on what we could expect and even called some of the brokers who had homes to sell to see if they would be willing to rent to us. Nitin even sent us names of his doctors, cleaning people, and other resources we needed to help us settle in. We are in a super cute rental (which we found through Nitin). We can't wait to work with him again when we start to think about buying a property in a year. BEST BROKER IN TEXAS! :)

We moved to Coppell and have been on the market for finding a new home for over a year. After exploring multiple agents, we finalized to work with Nitin Gupta based on all the reviews and the first interaction with him. He came across to be professional and experienced in the area we were looking for. His network of contacts that are required for the whole process is valuable. Their experience of working with Nitin over the years was also a testament on how he conducted himself. It was an intense journey with view several houses and making several offers. During this whole process, Nitin never pushed or got tired of showing us more homes. He was patient and wanted to make sure he always had our interest in mind. Being out of state, we found Nitin through a Google search based on reviews, and we’re so glad we did. He has a strong understanding of the market, is refreshingly straightforward (so you don’t waste time), and was incredibly responsive throughout the entire process. Nitin was very helpful throughout the process of purchasing a house and went above and beyond the call of duty when we encountered issues with the inspection on the first house I made an offer on. He also helped me with a problem with the house I purchased, when the electricity had been turned off, and I couldn't get in through the garage. He came over immediately and helped me get into the house. He helped me in other ways as well, and I plan to use him in the future.

Nitin is an excellent real state agent with a very good knowledge of the local DFW market. I have few purchases through him in last few years including my primary residential home as well as couple of investment rental properties . He is there to give you an honest and straight forward advise when you are in the market , doesn't use the real-estate jargons like many in the market to confuse your judgment . He is more focused on long term satisfaction of his customers whether you are buying or selling . My wife and I are first time home buyers from out of state and had no idea where to start with the home buying process. A close family friend is a realtor in our home state and interviewed multiple realtors in Texas for us and recommended that we go with Nitin and we are glad that we did! Being first time home buyers Nitin made sure to walk us through every step of the process and easily explained everything to keep us informed and at ease. He listened to everything that was important to us in a home and took all of our concerns into account while we were looking for homes. The that viewing process he gave great suggestions along the way without pressure us in any decision making. He was great during the offer and negotiation period and something that really stood out was him immediately setting up a zoom call with us to go over our home inspection as soon as it was finished to break everything down with us and explain what everything meant. His knowledge of the area and the process stood out during the whole experience, but that is something that really calmed our post inspection nerves. Nitin was easily accessible during the whole process and was very prompt with responding to all texts/emails, setting up all viewings, and communicating with our lender and the seller. We couldn’t recommend him anymore to anyone needing to buy a home!

The sales representative in the model home works for the builder. Having your own representation means someone reviews the contract, the addenda and the option selections on your side of the table. There's no requirement to use a buyer's agent, but the builder's rep is not one.

Before your first visit to a model home. Most builders require your agent to be present or registered at that first visit, and once you've registered on your own, representation is often difficult to add later. A phone call before you go costs nothing and preserves the option.

The contract and addenda, the structural options that have to be locked before framing, the lot itself — drainage, easements, what's planned for the land behind it — and the district picture, including whether the community sits in a MUD or PID and what that means for the tax rate. Then inspections at pre-pour, pre-drywall and final, with a third-party inspector, not the builder's.

Yes. A new home is built by dozens of subcontractors under schedule pressure, and the pre-drywall stage is the only point at which framing, plumbing and electrical are visible. Municipal inspections check code compliance, which is a lower bar than what an independent inspector is looking for.

Broadly: anything structural or difficult to change later usually justifies the spend, and anything cosmetic can often be done afterward for less. Which specific items hold value at resale depends on the submarket — the answer in Southlake is not the answer in Celina, and it changes with what competing inventory offers. Worth a conversation before your design appointment rather than after.
