Established in 2001, Stone and Pine Inc. is an award winning architectural design studio specializing in custom home design and interiors in Northumberland and Prince Edward County, Kingston and the Thousand Islands.
We are a full-service design company that will make your dream home a reality. Whether you need architectural drawings to build your dream home, or interior design finishes to tweak a room or whole space we can help. We will take your chicken scratches, Pinterest boards and 'likes' and transform them from concepts to the new home, summer cottage or the house that just has better flow - personalized to you and your family. We provide conceptual ideas, working drawings, site supervision, interior design, and home staging for a variety of endeavours.
We design for each specific site’s characteristics, such as light, orientation, views, and terrain to develop the best possible solution for the plan. We have well-established relationships with contractors, vendors and specialty trades developed over the past 20 years that help us to bring projects of all sizes and complexity to fruition. We also have extensive knowledge and strong relationships to manage all permits and zoning with municipalities and committees (municipal variances and zoning challenges).

We feel badly about your experience with us. Without trying to make excuses there are two sides to every story. We are honest and trustworthy company, so this review has really upset us.
Our contracting fee is industry standard, and every invoice should be reconciled. We literally have to buy hundreds (if not thousands) of items for a job your size and we have all of our clients reconcile each and every monthly invoice. We are certainly not in the business of trying to rip off our clients. Just the opposite actually. We try to get you the very best materials especially for our winter weather conditions at the lowest possible price. Examples for your project would be sourcing an inexpensive antique washstand for the 2-piece bathroom, sourcing 5 matching historically accurate doors for the foyer and closets as well as integrating less expensive Ikea cabinetry and fixtures for the laundry room.
Both parties entered into a contract for a fixed percentage, and at no time was that percentage going to be changed. Our learnings from this experience is to now meet with our clients every month (in person if possible) and go over the invoices together to streamline this process. This has helped clear up some misunderstandings and I am sorry we did not do that with you.
In terms of the permits, there were five distinct and separate jurisdictions on your building lot. A normal project would have one to three authorities. Not five. Talk about problematic. We needed more than 5 permitting agencies including the Department of Oceans and Fisheries to complete the application for your permit. It wasn’t that we did not get the permits -- it was how challenging the building lot situation was – the fact your house is on a flood plain, the septic system was outdated and too close to the St. Lawrence River and serious structural issues that were uncovered during demolition. I am sorry that you did not understand how much we were working on your behalf to secure all of them as fast as humanly possible.
In the original scope of work, we did not have plans to change out your septic tank. When the building inspector advised us there was a problem with the septic being too close to the river we had to act immediately. This was not a case of someone’s fault. This was a case of building code realities and the reality of time delays.
Anyway, at the end of the day we feel badly it went sideways. We worked very hard and tried very hard. Please accept our apologies and we wish you all the best with your home.
