With two small children and a third on the way, the owners of an original eighteenth century Cape were quickly out-growing it, but they had no desire to move away from the Cape Cod home and location they loved. They simply needed a reconfigured layout and more space. Their goals included repurposing some existing rooms, adding a new kitchen/family area plus screen porch on the first level, and creating a master suite and roof deck with an outdoor shower on the second level, connected by a new stair.
Our challenge was to improve the flow between existing spaces, and design the two-story addition without overwhelming the pint-sized original Cape. We took advantage of the lower grade at the rear of the property to step the first floor of the addition down two steps from the existing main level. This allowed us to align the second floor in the addition with the existing second floor, while gaining ceiling height in the new first-floor kitchen/family area. We composed a cross-gabled form for the addition to improve the second floor headroom, while maintaining the existing eave line. We then extended some existing shed dormers to gain headroom and enhance function. We also expanded the outdoor living area with privacy walls along the roof deck.
New, larger, double–hung windows that match the lite configuration of the existing windows, along with new side-wall shingles and trim which resemble the existing exterior treatment help to tie the new addition to the old Cape. Though there’s no mistaking the new for the old, the two are simpatico.

What a jungle-like feel, elevated in this second story cabana built of treated lumber and poles for the canopy. The drainage aspect of the design took special consideration because of its flat floor and environmental surroundings. The floor consists of 3" d. rubber mat squares to accommodate wet feet from the pool area below. The first story directly underneath the cabana contains a home theatre and game room.
Structure Home
4,945 square foot two-story home, 6 bedrooms, 5 and ½ bathroom plus a secondary family room/teen room. The challenge for the design team of this beautiful New England Traditional home in Brentwood was to find the optimal design for a property with unique topography, the natural contour of this property has 12 feet of elevation fall from the front to the back of the property. Inspired by our client’s goal to create direct connection between the interior living areas and the exterior living spaces/gardens, the solution came with a gradual stepping down of the home design across the largest expanse of the property. With smaller incremental steps from the front property line to the entry door, an additional step down from the entry foyer, additional steps down from a raised exterior loggia and dining area to a slightly elevated lawn and pool area. This subtle approach accomplished a wonderful and fairly undetectable transition which presented a view of the yard immediately upon entry to the home with an expansive experience as one progresses to the rear family great room and morning room…both overlooking and making direct connection to a lush and magnificent yard. In addition, the steps down within the home created higher ceilings and expansive glass onto the yard area beyond the back of the structure. As you will see in the photographs of this home, the family area has a wonderful quality that really sets this home apart…a space that is grand and open, yet warm and comforting. A nice mixture of traditional Cape Cod, with some contemporary accents and a bold use of color…make this new home a bright, fun and comforting environment we are all very proud of. The design team for this home was Architect: P2 Design and Jill Wolff Interiors. Jill Wolff specified the interior finishes as well as furnishings, artwork and accessories.

A close up shot of the new powder room we added to the mudroom. This is the bathroom that was relocated from middle of the 1st floor layout. Relocating the bathroom allowed us to open up the floor plan, offering a view directly into and out of the playroom and dining room.

We were asked by the client to design an addition to their existing two story Cape Cod style house. The existing house had two bedrooms with one bath on the second level. They wanted to create an in-law type space for aging parents that would be easily accessible from the main level of the house. We looked at various ways to develop the extra space they wanted, including a separate detached in-law unit. They went with a scheme that has the new space attached to the back of the house. During the planning stage, they also decided to add a second level over the new addition which converted one of the existing bedrooms into a master bedroom suite. The final scheme has a new in-law suite at the ground level and a master bedroom, bath, walk-in closet, and bonus craft room on the second level.
We designed the addition to look like it was part of the original house construction and detailed the interior and exterior with that approach in mind.
We were asked to design a two story rear yard addition to this existing Cape Cod style house that was originally built in the 1930's.
